The staff at Rental Property Management would like to take this opportunity to welcome you to your new home. We would like to thank you for choosing Rental Property Management for your property needs.

We are pleased to provide you with clean and properly maintained housing, and will be here to assist you with any questions you may have while renting with us.

Here are the guidelines for joining our Family

 Order of Process

  • Drive by property to be sure you like the location.
  • Call for appointment to see the house.  We don’t check-out keys for the safety of our future tenants.
  • We will provide you with an application at the appointment

Turning in the Application:

  • Fill out everything on the application with $30 fee

  • Make sure you signed all the places that need a signature

  • We will also need a copy of Drivers License, copy of Car Registration and copy of Bank statement for proof of Income. If no Bank, last three Pay Stubs of Income will be sufficient.

  • Proof of Insurance will be required prior to occupying the unit.

Moving In

** As soon as you move into your new home please call us and we will come and remove the "For Rent" sign; or if you would like to drop it off at the office, that would be greatly appreciated. Thank you.

You will receive:

  • A tenant booklet
  • Keys
  • Receipt for initial move-in payments
  • HUD Brochure if your unit was built before 1978

You will need to:

  • Contact the utility companies (see who to call)
  • Put in a change of address form with the Post Office
  • Fill out and return the inspection report to our office within 7 days
    (This inspection report is your signed record of the condition of the property when you took possession. It will be used to identify and cleaning or damages to the property when you move out. If we do not receive the inspections report within 7 days, the office inspection will be used.)
  • Notify our office of any problems you found while filling out the inspection report
  • Notify our office of your new phone number within 7 days
  • Notify our office if your mailing address is different than the property address

House Policy & House Rules

  • Rents are due on the 1st of each month, there is a grace period to the 5th of the month. However, if the 5th falls on a Saturday or Sunday, rents need to be received in our office by 5:00pm on Friday.
  • Late fees are assessed from the 1st of the month, which is the due date
  • Checks retuned for non-sufficient funds will be charged a return check fee and late fees
  • Office hours are 9:00am to 5:00pm Monday though Friday
  • Any illegal activities on the property will default the contract and result in a 3 day eviction for the default
  • Additional people staying at the property without Rental Property Management's written approval is a default of the property
  • We look forward to working with your during the term of our lease. Please fee free to contact us if you have questions regarding your new home
  • Utilities must be transferred within 7 days of signing the contract
  • Any change of phone numbers or mailing address should be reported to our office immediately
  • any accidents on the property should be reported to our office immediately

Moving Out 

You will need to:
  • Give us written 30 days notice. This is a required for both month to month contracts as well as leases. Notices must be given on or before the 1st of the month. Notices received after the 1st will be for the following month.
  • Have your carpets professionally cleaned.
  • Call at least 1 week ahead to schedule an inspection with our office (you do not have to be present for the inspection but we encourage you to attend).
  • Have the telephone disconnected
  • Furnish us with a forwarding address and phone number
  • Return all keys and garage door openers (you are responsible for daily rent until these are returned)

We will:

  • Furnish you with a cleaning list
  • Begin advertising the property for rent. We will give you 24 hours notice of showings.
  • Inspect the property within 48 hours of receiving the keys back.
  • Contract any additional cleaning or maintenance needed
  • Refund your security deposit less any deductions listed on a detailed deposit account ledger within the stated date of the contract

Things to be aware of:

  • If you have a roommate and one or the other decides to leave, the tenant vacating prior to the end of the contract is still responsible for the contract, (maintenance and rent) until the remaining tenant signs a new contract. Our office retains the right to refuse to change the lease. These situations are evaluated on an individual basis.
  • Units are considered vacated only AFTER ALL KEYS HAVE BEEN RETURNED TO US

MAINTAINING THE PROPERTY

Spring
  • If you have a sprinkler system, our office will make arrangements for the sprinklers to be turned on and you will be contacted with dates no later than the end of April. This cost is paid by the owner.
  • Tenants who are responsible for yard maintenance should do spring clean up as soon as possible. Notify our office of any dead or dying trees and shrubbery. Also check faucets for leaks or winter breaks.

Summer

  • Keep lawns maintained with enough water to keep everything green. Flower beds should be weeded and lawns mowed between 2" & 3". Make sure the outside appearance stays neat & tidy.

Fall

  • Clean up leaves and flower beds
  • Unhook ALL hoses from faucets (hoses left connected to the faucet can freeze, causing the frost to back into the line and break the pipes).
  • Our office will make arrangements for wood stove chimneys to be cleaned at the owners expense.
  • check your smoke detector and replace batteries (our cleaning crews replace smoke detector batteries prior to new tenants and mark the battery with the installation date. It is your responsibility to replace them after that. Please be sure to mark the date you install on the battery).

Winter

  • If temperatures reach single digit and/or there are freeze warnings through the media, leave water running a pencil width through all pipes until warning has past. Running water does not freeze. Tenants are responsible for repairs to frozen and broken pipes. If your pipes do freeze, call our office immediately.

Things to do:

  • When applicable, change your furnace filters once a month.
  • Check your smoke detectors monthly
  • Contact our office immediately if there is a problem with electrical, plumbing, or other repairs covered by the landlord. Our office must contract with the repair crews personally. We will not be liable for payment if you hire work done without our permission.
  • Do not make improvements or changes to the property, i.e., painting, wallpapering, landscaping without prior approval from our office.
