Spring
- If you have a sprinkler system, our office will make arrangements for the sprinklers to be turned on and you will be contacted with dates no later than the end of April. This cost is paid by the owner.
- Tenants who are responsible for yard maintenance should do spring clean up as soon as possible. Notify our office of any dead or dying trees and shrubbery. Also check faucets for leaks or winter breaks.
Summer
- Keep lawns maintained with enough water to keep everything green. Flower beds should be weeded and lawns mowed between 2" & 3". Make sure the outside appearance stays neat & tidy.
Fall
- Clean up leaves and flower beds
- Unhook ALL hoses from faucets (hoses left connected to the faucet can freeze, causing the frost to back into the line and break the pipes).
- Our office will make arrangements for wood stove chimneys to be cleaned at the owners expense.
- check your smoke detector and replace batteries (our cleaning crews replace smoke detector batteries prior to new tenants and mark the battery with the installation date. It is your responsibility to replace them after that. Please be sure to mark the date you install on the battery).
Winter
- If temperatures reach single digit and/or there are freeze warnings through the media, leave water running a pencil width through all pipes until warning has past. Running water does not freeze. Tenants are responsible for repairs to frozen and broken pipes. If your pipes do freeze, call our office immediately.
Things to do:
- When applicable, change your furnace filters once a month.
- Check your smoke detectors monthly
- Contact our office immediately if there is a problem with electrical, plumbing, or other repairs covered by the landlord. Our office must contract with the repair crews personally. We will not be liable for payment if you hire work done without our permission.
- Do not make improvements or changes to the property, i.e., painting, wallpapering, landscaping without prior approval from our office.
